Just in case anyone was curious. Here is the house. Still have a lot to figure out though, but this is the only one that I've found that works so far

Like I said, need a down stairs bedroom for the future for my dad if necessary. Not many builders around here build a big enough single story home. We need bedrooms for the boys too. And having an office to WFH would be nice.

Absolutely. Though I would need to find a use for the "flex" room. Seems like a weird room to me that isn't needed. -- nm

Back when I used to be domestic, I had a flex room. I found plenty of use for it. Home office/storage. -- nm

Yup, and both entry doors lead into it. Maybe partition it off and create a formal entry and a library/office? -- nm

Yes if it wasn't right at the front door I'd like it a lot better. As it is, it's the first thing people see when walking in.
