In addition to the rear options that were allowable with the builder at the time of construction, 400 additional square feet of rear expansion will be allowable per lot. No patio expansion may exceed 200 sf, and no structure (covered patio, screened patio, or sunroom) addition may exceed 200sf; however, a 200 sf structural addition with a 200 sf patio addition (summing to a total of 400 sf) would be approvable (9/5/23 Update).

So basically I can add a 10x20 patio extension, plus a 10x20 covered patio. But not a 20x20 patio extension or a 20x20 covered patio. Right? I mean, seems kind of dumb to differentiate it like that.
