One factor is he allowed her an extension to “find another place”, and that meant AirBnb could wash their hands of the situation.

But also tenants have rights, even in these situations, because on balance it’s better to have the landlord take on some more risk than have people kicked out on the streets. The behaviour of this one tenant might be egregious, but this is probably the least worst outcome.
