West Vancouver, which means they rich. like minimum $2 million for that place even as a tear-down. permit fee is based on value of work, so $45k

probably means another million there. pretty sure they calculate value of work based on market rates, so doing it themselves will save a bunch, but like best case they've managed to beg/borrow/steal/save somewhere around $2.5 million, which good for them!
