Financing is less challenging for co-ops here as I understand it, because everything is a co-op.

Ok, not everything but lots of things.
The $1100/month HOA includes all of the property taxes since it's a co-op. No separate property tax bill like you would have a condo.
Responses:
I had a co-op in Vancouver and banks were a giant pain about it. Mostly because they’re uncommon there I think. -- nm
