I think everyone's telling ceregon to take the money, but I think he wants a reason not to take it.

The only valid reason to not take the money would be because he gets 12 payments instead of 11. But that 12 payment will be offset by almost anything else he does with that money. And there's also the factor of time and frustration. How many times have you done something only to ask yourself if it would have cost you less in time and frustration if you'd just hired someone else to do it? Repaired something that would have been cheaper to just buy a new one? It's difficult to quantify, but I think the improved relationship with the the tenant, alone, is worth that 12th month's rent.
