The new roommate didn't do as well on an engineering class as he hoped, so he decided not to take the next class in the sequence over the summer. He's going home to Oregon and will be back in the fall. His Dad is going to pay rent on the room while he's gone, because he really really wants his son to finish out college at my house. So that's $1200 for doing nothing.
