OK, so my evil loan agent is really evil, but she's also really really amazing at what she does

She paired the new Las Vegas house purchase with a refi of my home in Cali. My home payment here will drop by $400/month and the new place will rent out for approximately three times the total monthly payment. Four times if I charge what she says I should charge.

However, she says I can't buy anything else, I'm near the limit of debt I can take on for my income from my day job. Maybe in two years the banks will let me count my rental income or consulting gigs and I can buy something else, but for now the evil financial system and the economy have conspired to thwart my evil landlord ambitions. Two years to plan my monologue muah huah huah.
